Plaza Venezia & Goodwill Industries of Central Florida
Plaza Venezia, the 129,000-square-foot shopping center located in Orlando’s Sand Lake sub-market, illustrates how real estate and master planning research can enhance a property’s potential.
The client’s preliminary plan looked like a typical strip mall with linear outparcel units resembling the congested areas of International Drive. CTH+A turned the development into a lifestyle village, reorienting the site to reap full benefit of the property’s waterfront location and create an inviting atmosphere, including a boardwalk. Today, Plaza Venezia “is a crown jewel of the region’s vibrant mix of shopping, fine dining and entertainment options,” according to Commercial Property News. Several community leaders that live in the area have expressed deep appreciation for the sensitive urban design that has not only resulted in a vibrant celebration of urban space, but also in one of the area’s most successful shopping centers boasting a long waiting list or retailers and restaurants.
The firm’s work for Goodwill Industries of Central Florida is an example of how CTH+A applies real estate research to meet the client’s needs. The organization’s new business model eliminates the 20-year practice of subleasing its store locations by converting its lease payments to building assets by using Industrial Revenue Bonds to purchase property. CTH+A is currently designing a prototype store to support this new initiative and is working with Goodwill to identify properties in highly visible, strategic locations that best serve its clients and donors. These prototype store concept design services are being provided to Goodwill on a pro bono basis.
